This website is run by Angtel Botswana (Pty) Ltd, Phakalane, Gaborone, Botswana (“Angtel”, “we”, “us”). By using the site you agree to these terms. If you do not agree, please do not use the site.

Property listings on this site and on our Facebook Page are for general information. Details such as price, availability, size, features and photos are supplied by property owners and our agents and may change at any time without notice. We try to keep them accurate and up to date, but we do not guarantee that every listing is complete, correct or still available. Prices are in Botswana Pula (BWP); rental prices are per month. Listings marked Sold or Rented are shown for reference only and are no longer available.

A listing is not an offer that can be accepted, and it does not form a contract. Please confirm all details with us, and inspect the property, before you make any decision. Photos show the property as it was when they were taken and may not reflect its current condition. Where a listing has no photos of its own, the site shows a generic stock image for illustration only; it is not a photo of that property.

You can contact us through WhatsApp, phone or email from the site. The enquiry and audit forms do not send anything to us themselves: they open WhatsApp or your email app with a pre-filled message, and we receive it only when you send it.

An enquiry does not reserve a property or commit you or us to anything. A sale, lease or paid service only becomes binding once it is set out in a separate written agreement signed by the parties to it (for example the seller and buyer, or the landlord and tenant). That agreement, together with any rights you have under the law of Botswana, governs the deal.

Information about our business development consultancy (Angtel Business Development, led by Oujan Brand), our agency partnerships and our other services describes them in general terms. It is not professional, financial or legal advice for your situation.

Products and services of our agency partners are described using information from those partners. Product claims, prices and availability are confirmed in writing before you order, and the partner's own terms may also apply.

Our free Business Growth Audit (a review of the details you send us and a discovery call) is offered while spots are available and carries no obligation; any paid work is agreed separately in writing.

The text, photos, logos and design of this site belong to Angtel or to the people who licensed them to us. You may view the site and share links to our pages and listings. You may not copy, republish or sell our content, or use our name or logo, without our written permission.

Please do not:

• try to access the admin area or any part of the site you are not authorised to use;
• interfere with the site, overload it, or introduce malicious code;
• copy listings or other content in bulk, by automated means or otherwise;
• use the site for anything unlawful or misleading.

We may restrict access to the site if these terms are broken.

The site links to, or shows content from, services run by others, such as WhatsApp, Facebook, Instagram, LinkedIn, Google Maps, Unsplash and the websites of our agency partners. Their own terms and privacy policies apply when you use them, and we are not responsible for their content or availability.

We provide the site “as is” and do not promise that it will always be available or free of errors. To the extent the law allows, Angtel is not liable for any loss arising from your use of the site or from relying on information on it, including listing details. Nothing in these terms limits any liability that cannot be limited under the law of Botswana.

We may update these terms from time to time. The date at the top shows when they were last updated, and the version on this page applies from that date.

These terms are governed by the law of Botswana, and the courts of Botswana have jurisdiction over any dispute about them.
